Do Your Windows Need Replacements?

by Gabby Hyman

New windows are really not a luxury for homeowners who want to retain the value of their investment: replacements can be a necessity. Replacement vinyl windows not only add value, they curb utility costs. It's not always immediately obvious that an existing set of windows have deteriorated in quality. However, a drafty window is a certain giveaway, but there are other factors to consider.

If you're diagnosing your existing windows:

  • Perform a candle test
  • Tap-test your window frames
  • Do a caulk/insulation assessment
  • Conduct an open-shut test

Checking for Drafty Windows
With all the windows closed, take a lighted candle and move it along the edge of each window. If the flame flickers, you're letting in air and leaking energy to the outside environment. If the flame goes out entirely, you have problems. While you're at it, hold your hand against the window in several spots. If there are hot or cold spots, chances are good that the window has lost its insulating integrity. Consider new vinyl window replacements.

Perform a Window Tap Test
If there's condensation around your windows, or worse, mold, then you have serious leaks. One way to test the window frames is to tap them gently with the edge of a flat-blade screwdriver or butter knife. If the wood gives easily, you may be looking at a complete frame-and-window replacement. Fortunately, the new generation of vinyl replacement windows resist water.

Checking the Window Caulking
This test requires a partner. One of you walks around the outside of the house with a flashlight. Aim the light around the window frame. If your partner sees light coming through the caulking, it's time to order repairs. This is also a good time to also check for flaking paint around the periphery of the window frame. Chipped or peeling paint can be a sign of leaking windows and moisture build-up.

Build an Open/Shut Case
Last, check each window's functionality. Does it open and close without stress or strain? If you use a support to prop it open or need to force it free from a swollen frame, the window may need replacing.
